The Older Homes Around The Core
The blocks around 4th Street are where downtown gets genuinely interesting for buyers who want a house rather than a unit. It is also where the inspection matters most: knob-and-tube wiring, galvanised or cast-iron supply lines, unpermitted basement finishes, foundations that predate any modern soils report, and sewer laterals of unknown age running under mature trees. None of that is a reason not to buy. All of it is a reason to have the sewer scoped before you remove your inspection objection.
Why People Pay For It
The Rialto Theater at 228 E 4th Street has been on that block since 1919 and came through a four-million-dollar expansion that added a restaurant and a larger lobby. Benson Sculpture Garden and Chapungu Sculpture Park are both minutes away, Lake Loveland sits just north, and the summer events calendar genuinely fills these streets. The Honest Trade
Downtown means noise, event traffic and parking you share with everyone else who wanted to be walkable. Garages are often detached, sometimes off an alley, and occasionally absent. Buyers who love it love it precisely because they can walk to dinner; buyers who want a three-car garage and a quiet cul-de-sac are better served in west or east Loveland, and it is cheaper to work that out now than after closing.
